Unable to choose between 2 & 3 BHK? Let us help you here!

There are various aspects to cover if you are looking out to buy a house of your own – budget, area preferences, add-ons, etc. You have all the right to get confused in choosing the right space for your family, be it a 2 BHK or a 3 BHK apartment that covers all the aspects.

Here, we are trying to make sure that your journey from choosing to booking a home is smooth; we will give you some good pointers to check before you finalize your dream home.

Be sure of your requirements – “Why”, “For”, “Who”, “Numbers”, “Where” and a few others

Why should I invest in property?

The number of people who would be staying?

Are we going to stay or it is just for investment purposes?

Configuration of the house – which fulfills present and future requirements

Evaluating – Pros and cons

You need to jot down the plus-minus/pros-cons/advantages-disadvantages which are related to the configuration that you are willing to buy. There would be many things that will come up for each of the configurations that you will check out.

Below are pointers that will help you in getting to know most of the negatives and positives of a 2 BHK & 3 BHK property:

Meaning of BHK –
BHK means ‘Bedroom, Hall and Kitchen”. The term BHK denotes the number of rooms in a home.

The Primary Difference between 2BHK and 3BHK –
2BHK property has two bedrooms, one hall, and a kitchen and whereas 3BHK consists of three bedrooms, a hall, and a single kitchen.

CategoryProsCons
2BHK
1. Maintenance wise a bit easy

2. Readily available

3. Apt for people who are buying property for the first time

4. Great for small families and couples

5. These apartments are high in demand and can be easily given for rent

6. Compared to 1 & 3 BHK, the appreciation value of these apartments are quite good
1. 2 BHK are always in demand and if you don’t book the apartment you’ve liked, chances are that it will get sold out quickly

2. You cannot think of making some extra spaces for anything else, that you might feel the need for

3. Discounts on this configuration are rare

4. If you wish to grow your family – the space would not be ideal
3BHK7. These come with bigger and better spaces and are ideal for big families and for those who wish to add new ones

8. Certain apartments specifically come with room for a servant and this can be helpful if you need someone to handle things 24/7
 5. The return on investment is low when compared to 2 BHK

6. High Maintenance

7. A bit difficult to rent these types of properties as the rent is on the higher side and people generally prefer a bit ease

Get your preferences right!

There are certain pointers that you would need to understand – the size of an apartment varies across the same and even in a different project which belongs to another builder. For instance, you would see a 2 & 3 BHK having the same sq. ft area and even 1 BHK’s with the super built-up area, which can range from 350 – 650 sq. ft. Alongside, there are builders who would offer a 3 BHK with 1200 sq. ft area and another builder giving the same area in 2 BHK configurations. You would then need to decide if you and your family would prefer many rooms with smaller spaces or bigger spaces but few rooms.

Make sure that you are aware of all the terminologies that a builder uses – built-up area, super built-up area, and carpet area. A super built-up area is bigger than the carpet area and carpet areas are the actual area which you would be using. You would always need to check for the carpet area and get the information to avoid any misleading.

One more point that makes you decide on the apartment that you would want to zero down is your BUDGET! Getting something in your budget which is being built in the city or shelling out more from your pocket to stay in the city? Buying a house from a reputed builder and paying more, or paying less for a not-so-hot property. Always, stick to what your gut and pocket say while keeping in mind the necessities.

Just relax and keep a note of the above before you invest in a property. A clear and simple thought helps in choosing better property! At Joyville, we always help our customers in choosing the best configuration while making their journey smooth.
