Undivided Share (UDS) in Real Estate: What is it and why is it important?

Undivided Share (UDS) in Real Estate: What is it and why is it important?

It is no secret that trying to purchase an apartment means jumping through a whole lot of hoops. There are various hidden charges, a lot of legal jargon, and many specific terms which need to be understood. One of these is Undivided Share of Land or UDS.

What is UDS?

Undivided Share of Land (or UDS) is the land that is allotted within the residential development when one purchases an apartment. This share of land has no defined boundaries and is associated with every flat that makes up the apartment complex.

Often, while purchasing a home, especially an apartment, buyers tend to refer to the built-up area to analyse the cost of the home. However, the UDS is the most crucial factor in determining the true worth of the home.

Over time, the value of the building itself depreciates but the value of the land the building is built on (i.e. the UDS) appreciates. Therefore, if the building is demolished or acquired by the government, the compensation to be given to the flat owner is calculated based on the UDS of the flat and not just its built-up area. Additional features such as owning a parking spot can add to the UDS of your apartment, thus increasing its value.

How is UDS calculated?

UDS is a ratio between the amount of space occupied by one flat to the total number of flats in the development. To calculate UDS, one must divide the area of one flat (in sq. ft.) by the total area occupied by all the flats in the building (in sq. ft.) and multiply that by the total land area of the development.

Why is UDS important?

Ideally, the UDS should match or be 1.5 times that of the built-up area of your flat. However, there is no authority in place to enforce such regulations. Thus, it is important that you ensure that this is followed since remuneration in case of redevelopment depends on the UDS of the flat. The UDS of every flat is usually mentioned in the Agreement for Sale. In case it is missing, the buyer can question the builder about the same.

Knowing the UDS of the flat is essential while purchasing an apartment. To this end, one must ensure that the builder and developer of the flat is trustworthy and transparent. Shapoorji Pallonji Group’s brand – Joyville Homes – is committed to ensuring complete transparency and quality construction to residents. Joyville Homes provides well-designed, affordable housing all over the country.

Top 10 Wastewater Treatment Companies in India

Top 10 Wastewater Treatment Companies in India

Wastewater, often also called sewage, is the polluted water that is formed as a result of human activities or rainwater runoff. Historically, such water was released into naturally occurring water bodies without much treatment. However, with increasing population and industrialisation, the pollution caused by human activities has increased. Thus, it has now become necessary to treat wastewater before it is released into the environment to avoid diseases and harm to humans as well as other organisms.

The process of wastewater treatment involves removing all the physical and chemical pollutants in the water to make it safe to use. This process protects the environment and reduces the strain that continuous human use creates on waterbodies.

What is a Corpus Fund in Real Estate?

What is a Corpus Fund in Real Estate?

First-time home buyers often come across a whole dictionary of legal terms in their effort to find their dream home. One such confusing and frustrating term is ‘Corpus Fund’. Most of the time, this is an extra payment to be made while buying a house, that is, it is excluded from the actual price of the home.

Therefore, it is important to understand what it exactly means, why it is charged and how it is calculated.

What is a Corpus Fund?

A Corpus Fund is a dedicated pool of money collected from homeowners and set aside for a specific purpose. It is created to ensure long-term financial stability, growth and maintenance of a real estate project.

Why is it collected?

A Corpus Fund is collected by the developer to maintain the amenities and facilities of a project until a Housing Society is formed. In some ways, it acts as a pre-paid maintenance charge.

At the time of buying of property, the developer collects a lump-sum amount from the buyer and adds it to the fund. While the project is being developed, this fund is used to maintain all the infrastructure and amenities that have already been constructed so that they remain in the best condition at the time of handing over the apartments.

Usually, the fund itself is not touched. The amount in the fund is invested into other securities and the interest and dividend accrued from these investments is used for maintenance projects.

Once construction is completed and a Housing Society is formed, the fund is handed over to the society management. It turns into a Sinking Fund to take care of major repairs, reconstruction, etc.

What is it used for?

The interests and dividends generated by the Corpus Fund are used to pay for facility management and supervision expenses such as electricity in common areas, cleaning common areas, servicing amenities, etc.

The fund can not be used for anything other than the aforementioned expenses. It can not be accessed by a third party for personal use.

How can it be calculated?

The Corpus Fund is usually calculated based on the square footage of the apartment. In some cases, it can exceed Rs.1 lakh.

A Corpus Fund is set up to ensure that at the time of possession, the homeowner receives amenities and services of the best possible quality. It is an important step to ensure transparency and maintain high standards.

Three Reasons Why Waste Water Treatment is Important

Three Reasons Why Waste Water Treatment is Important

Waste Water Treatment is the process of removing any pollutants and contaminants from wastewater (also called sewage) and returning it to the environment. It involves removing all physical, chemical, and organic pollutants that contaminate the water.

What happens if wastewater is left untreated?

If wastewater is dumped in natural water bodies untreated, the excess nitrogen, phosphates, and rotting organic matter in the sewage can cause abnormal plant growth. These plants then secrete toxins that deplete the oxygen in the water, leading to ‘dead zones’ – areas where no aquatic life can exist. Thus, untreated wastewater can make water bodies uninhabitable.

The reasons why wastewater treatment is so essential to conserve our environment include:

The natural wastewater treatment process is overburdened

Nature has its own ways of treating wastewater that end up in water bodies. However, with a population boom in the last two centuries and the rapid industrialisation of human society, we now produce more wastewater than nature can handle. This has caused significant strain on the aquatic ecosystems. This strain has made it necessary for humans to actively aid the natural process of wastewater treatment.

Wastewater treatment facilities are designed to mimic these natural processes and thus reduce the harm caused to the environment.

Protecting human life

Untreated wastewater released into rivers, lakes and streams also contaminates the drinking water supply for many people. The toxins can cause many deadly diseases in human beings.

According to Cole-Palmer, unclean water causes 1.7 million deaths annually. 90% of these deaths take place in developing countries. It can also cause diseases such as Typhoid Fever, Gastroenteritis, E-Coli Diarrhoea, Encephalitis, Hepatitis A, and Cholera among others.

Wastewater treatment can save human lives and improve the quality of life for people, especially in developing countries.

Protecting natural ecosystems

As mentioned earlier, untreated wastewater can significantly alter underwater ecosystems. This can lead to a ripple effect in the food chain. Pollutants in natural water sources can contaminate aquatic plants and the fish that eat them. The polluted fish can in turn cause harm to the humans and animals that eat them.

Wastewater can end up contaminating entire ecosystems if left untreated. Thus, wastewater treatment facilities not only save human and aquatic life but also end up preserving the environment.

How is wastewater treated?

The process of wastewater treatment involves three stages – primary, secondary and advanced. The primary stage involves the screening and settlement of large particles.

In the secondary stage, bacteria are introduced to break down the organic matter polluting the wastewater. Then, it is usually treated with chlorine to remove any remaining bacteria.

The advanced stage is specific to the particular regions where the plants are based. It involves removing any particular pollutant, like nitrogen or phosphorus, which is of concern to that particular region. The purified water is then allowed to flow into local water bodies.

As a developing country, India is no stranger to the damage that untreated wastewater can cause. Shapoorji Pallonji Group has been helping Indians overcome these perils for decades. With more than 145 billion litres of wastewater treated across India, Shapoorji Pallonji Group has helped improve the lives of Indians.
